Property management SaaS
rentiQ is a property management platform for Kenyan landlords and agents. Buildings, units, tenants, leases, rent collection, maintenance, and reporting live in one system, on the web and on mobile. Rent paid through M-Pesa is matched to the right tenant and unit automatically, receipts go out by SMS in seconds, and every shilling is accounted for in reports that are ready for owners, accountants, and KRA. It was built here, against how rent is actually collected here: partial payments, a relative paying from a different number, and a caretaker who is on site rather than at a desk. We build it, we run it, and we pay its bills, which is the reason it appears on this site at all.

What it does
M-Pesa rent that reconciles itself
C2B and STK push into your own Paybill, matched to the right tenant and invoice on arrival. Partials, overpayments, wrong references, and duplicate callbacks are handled rather than guessed, and anything ambiguous waits in a suspense queue for a two-click resolution.
Cash and bank in the same ledger
A caretaker recording cash and a Daraja callback go through one allocation engine. Manual collection is a first-class path, not a workaround, so the arrears figure is the same number however the rent arrived.
Receipts out in seconds
An SMS or email receipt goes to the tenant as the payment lands. Penalties, prorations, credit balances, and the deposit ledger are all handled, so a balance is derived from records rather than maintained by hand.
Buildings, units, leases, tenants
Occupancy tracking per building, the full lease lifecycle from draft to move-out, document storage, and water, garbage, and service-charge billing alongside the rent.
Reports for owners, accountants, and KRA
Rent roll, aged arrears, collections, income and expense per property, owner and tenant statements, occupancy analytics, and an annual rental income summary. Everything exports to PDF and Excel.
Maintenance with a paper trail
Tenants raise tickets with photos from the portal or the mobile app. Work is assigned to staff or vendors, costs feed the expense reports, and the status history means nobody has to remember what happened to the leak.
Access that matches the real hierarchy
Owners, managers, accountants, and caretakers each see their own slice, with caretakers scoped to the buildings they actually work on. Complete audit logs, encrypted credentials, and Kenya-hosted data with the Data Protection Act built in.
